PROPERTY STYLING

What is property styling?
Property styling is all about improving the home on every level so that it looks
visually appealing and presents well to potential buyers resulting in a faster
sale and sells for the best price.  
This is achieved by de-cluttering, furniture placement and accessorizing.  It is
also about achieving balance through the use of colour, contrast and texture.
Clever adjustments can bring about a huge improvements which make the
property more visually appealing and therefore much easier to sell.  Styling
your home can help you to potentially gain thousands!


Why can’t I style my property myself?
Just as I am not a surgeon or accountant, so too some people just don’t have
an eye for colour, scale, balance and proportion.  Having a critical eye allows
me to notice much that may go unnoticed by you and working in
a creative industry I am up to date on current trends in both decorating and
colour design.    

Even if you have a natural talent and interest in decorating your home, I work
in partnership with you and because I see everything through “fresh eyes”.  I
will provide new ideas about how to present your home which can only bring
about further improvement, inside and out.           


Why should I style my property?
The property market today is exceptionally competitive and your home
Is one of your biggest financial investments, so it stands to reason that you
want to maximise your earnings when you sell your home.  Homes that
present well can sell for more than the market value and those that don’t
sell for considerably less.


Is it affordable?
Yes, when styling your home with Colour Sense and Style we work with the 
contents of your home ensuring affordability.  I don’t believe people selling their
their homes to generate money, want to part with thousands of dollars hiring
furniture.  Our fee is nominal in comparison to the improved sale price you stand
to achieve.  
You may be required to buy accessories, but these items, if necessary at all,
do not involve a large outlay of money.


Is styling my home for sale tax deductable?
Yes it is a tax deductable expense providing the home is an investment
property and not your principal place of residence.


COLOUR CONSULTING
        

Why should I use a colour consultant and not do it myself?
Colour can be tricky and the range available is so vast its easy to become
confused.  Through questioning you about your lifestyle and preferences plus
having the knowledge of how the colours behave in different situations,  your
choices are made simpler and arriving at a decision is much easier.  This
avoids making an error which could be costly.

Lighting affects colour enormously and the colour on that small colour square
you have selected can look vastly different on the walls of your home.

Colour also takes on adjacent colours which will alter the original colour you
have selected.

Colour trends will update or date your home.  If you are spending the money
on repainting then do your home justice and raise it up to a current level and
make it look the best it possibly can.

Where you place the colours you have selected will emphasise the different
architectural features of your home so it is critical that you get this right or
your painting will look unprofessional.

The most common errors I see are colours that are too bright on homes, not
enough colour and incorrect placement of colour.


Why should I paint my house?
It is the quickest way to absolutely transform your home, taking it from
drab to eye-catching.  I find it quite miraculous and you instantly add aesthetic
and $$$ value.
